Questions people ask
What is PBG in English?
PBG stands for Persetujuan Bangunan Gedung, building approval. It is the regency's approval of a building's technical plans before construction, renovation or a change of use.
What is SLF in English?
SLF stands for Sertifikat Laik Fungsi, certificate of fitness for use. It confirms a finished building is safe and fit for its function.
How much do a PBG and SLF cost?
The PBG retribution is set by each regency's regulation, based on value, floor area, construction and function. The SLF certificate is free by regulation. Drawings, audits and service fees are quoted separately.
How long do a PBG and SLF take?
Usually 20 to 45 working days for a PBG and 25 to 60 for an SLF, once the file is complete.
Is an old IMB still valid?
Yes, for the building it approved. Renovations and changes of use need a PBG, and rental or business use needs an SLF.
Where do I apply?
Online through SIMBG at simbg.pu.go.id. Business applicants go through OSS, which is linked to SIMBG. The regency where the land sits reviews the file.
Does every villa need an SLF?
Every villa needs a PBG. A villa that is rented out or earns income also needs an SLF.
How long is an SLF valid?
20 years for a house and 5 years for a non-residential building.
Can a foreigner apply for a PBG?
Yes, as a leaseholder with a notarised lease, as a Hak Pakai holder, or through a PT PMA that holds HGB.
Can a building without any permit be legalised?
Often. An existing building without an IMB or PBG is assessed as it stands, and the SLF and PBG are issued together once it passes and the retribution is paid. The zoning must allow it.
Is there a height limit in Bali?
Yes. 15 metres, with exceptions for certain public and special structures.
Do I have to be in Bali?
Usually not. Documents, drawings checks and the SIMBG filing can run while you are abroad. You are told early if a step needs you in person.
Is the first consultation free?
Yes. It is free and carries no obligation. Work is quoted before it starts.
When is the office open?
Monday to Saturday from 8 am to 8 pm and Sunday from 11 am to 6 pm, Bali time (WITA, GMT+8).
