SIMBG (Sistem Informasi Manajemen Bangunan Gedung) is the national online system for building approvals, run by the Ministry of Public Works at simbg.pu.go.id. Every PBG and SLF in Bali passes through it: you file the application, upload the documents, receive revision requests and download the result there. The regency's office does the review, but the file lives in SIMBG. Business applicants enter through OSS, which is connected to SIMBG.
Steps to apply for a PBG online
- Create an account at simbg.pu.go.id with your identity, an active e-mail address and a password.
- Complete your profile and the building location. The system works with a map, so the coordinates of the building are set there.
- Choose the application type, for example a single house, a row house or a commercial building.
- Enter the technical data: floor area, number of floors, the building's function and the architect and engineer responsible.
- Upload the documents in PDF, and drawings in PDF or DWG, as the system instructs.
- Submit. The file moves to the regency for checking.
What happens after you submit
- Administrative check. The office confirms that every required document is there. Anything missing comes back as a notification in your dashboard.
- Technical review. The regency's technical team, supported by a panel of professional experts (TPA) and a technical assessment team (TPT), reviews structure, safety, layout and fit with the spatial plan.
- Retribution. The regional levy is calculated and paid.
- Issue. The PBG is issued as a digital PDF with a QR code for validation.
The SLF follows the same path after construction, with the audit report and as-built drawings uploaded and an inspection on site before issue.
What to have ready before you log in
- Proof of your right to the land: certificate, lease or company land right
- Your NIB from OSS if you apply as a business
- A statement on land ownership
- Architectural, structural and MEP drawings
- Structural and safety calculations
- The planner's statement of responsibility
- The building's coordinates
The full list, including statements and environmental documents, is on PBG requirements.
Why applications get sent back
- Wrong file format or file size
- Drawings from planners without certification
- Drawings that do not meet the technical rules
- Data entered wrongly, such as an area that does not match the drawings
- Back-and-forth revisions that each restart the review
None of these are hard problems, but each costs days. We file on behalf of owners who prefer not to deal with the portal, in English, and handle the replies to the regency. See our PBG and SLF consultant service and how long the process takes.
