Lawyers and notaries

Construction lawyer and notary in Bali for villa and building projects

A building project in Bali runs on contracts and deeds as much as on concrete. The same office that files your PBG can draft the construction contract, make the notarial deeds and step in when something goes wrong.

Construction lawyer and notary reviewing a building contract with a villa owner and a contractor in Bali

A construction lawyer in Bali protects the legal side of a building project: the land right you build on, the contract with the builder, the deeds that hold the structure together and the permits that make the result usable. PBG & SLF Indonesia is run by lawyers and notaries. The principals hold notary and PPAT appointments, the advocates are members of PERADI, and the team has practised in Bali for over twenty years. That means one office can handle the PBG, the contract and the deeds, and you deal with one team in English.

Cost: each matter is quoted before work starts. The first consultation is free.

Contracts for your build

  • Construction contracts. Scope, drawings as part of the contract, price and payment milestones, delays and penalties, defects period, and who is responsible for the PBG and SLF. A builder who "includes the permit" should say exactly which permit and by when.
  • Architect and engineer agreements. Who signs the technical drawings and stays responsible for them.
  • Joint ventures and partnerships. When a landowner contributes the plot and an investor pays for the building.
  • Escrow. Payments released at legal and construction milestones rather than up front.

Never sign or pay a deposit before the documents are reviewed. It is the single habit that prevents most disputes we see.

Deeds and notarial work

  • Lease deeds for the land under your villa, with clear terms on the buildings and on extension.
  • Sale deeds (AJB) through the PPAT when land changes hands.
  • Company deeds for a PT PMA that will hold HGB and run the business.
  • Powers of attorney so someone can sign the permit file or deeds while you are abroad.

Deeds involving a foreigner are drafted in Indonesian and English. Under the language law, an agreement with an Indonesian party must be in Bahasa Indonesia, and an English-only contract has been declared void by a Jakarta court.

When something goes wrong

  • A stop order or a sealing notice from the regency
  • A contractor who stops work, overcharges or builds outside the approved drawings
  • A landowner or heir who disputes the lease
  • A buyer or tenant who finds the villa has no SLF

We start by reading the documents: the permit file, the contract, the deed. In many cases the fix is administrative, such as an updated PBG or an SLF for the existing building. When it is not, the team acts for you with the other side and, if needed, in court.

Offices

The main office is in Kerobokan, Badung, a short drive from Canggu, Seminyak and Denpasar. The firm also has an office in Jakarta, at ASG Tower. Much of the work runs remotely, and you are told early which steps need you in person.

Good to know

Questions people ask

Do I need a lawyer to build a villa in Bali?

It is not required by law, but most problems on Bali builds are legal: who holds the land, what the lease allows, what the contractor promised and what happens when work stops. A lawyer reads those documents before you sign and pay.

What is the difference between a lawyer and a notary in Indonesia?

A notary or PPAT makes and registers deeds and acts for the transaction, not for you. A lawyer advises you and can act against the other side. On a building project you often need both.

Can you review a construction contract?

Yes. Construction, joint venture, partnership, service and supplier contracts are drafted, reviewed and negotiated, with protective clauses added and, where useful, escrow so money is released at milestones.

What if the regency stops my construction?

Send us the letter or the photo of the notice. We check which permit is missing or which condition was breached and what it takes to lift the stop.

Do your notaries make land deeds?

Yes. The principals hold both the notary and the PPAT appointment, so company deeds, leases and land deeds can be handled in one office.
